All commercial buildings require a BER at the point of being offered for sale or lease.

While the ND BER will analyze many similar elements (building fabric) to a domestic BER, the calculation is quite different as commercial units vary in terms of activity, building types and associated HVAC systems.

From 1st July 2008 BER’s will be required for new non-domestic buildings offered for sale or rent. Transitional BERs exemptions will apply to new non-domestic for which planning permission is applied on or before 30 June 2008 provided the new non-domestic building involved are substantially completed by 30 June 2010
